The difference is purely legal and based on the date the home was built.
Mobile Home: Built before June 15, 1976. These were built with few shared safety standards and are rarely eligible for FHA or VA financing.
Manufactured Home: Built on or after June 15, 1976. These follow strict federal HUD Codes and are eligible for most government-backed loans.
